dryer vent cleaning in Houston, TX

Why Houston dryer vents clog faster than the manual says

Gulf humidity is the cause. Lint leaves the drum damp here. Damp lint sticks to duct walls instead of blowing clear. Add heavy spring oak pollen. Add summer dust haze. Demolition dust off teardown blocks builds up too, and the coating grows year-round. Dryers in Houston rarely fail from one event. They choke slowly.

The city holds every era at once, so no two jobs match. Heights and Montrose bungalows from the 1920s–40s often have laundry bolted onto a back porch or a detached garage. Those runs are short, with low-wall vents near grade. Short is good. Low is not (mulch, grass clippings and splashback get pulled toward the flap).

The ranch belt from Oak Forest through Sharpstown to Clear Lake usually means a utility closet off the kitchen or carport, with a 6–10 ft side-wall run. Those are straightforward. The 1990s–2000s subdivisions off Beltway 8 are not. Upstairs laundry plus a 25–40 ft attic run to a roof jack means lint settles in the horizontal section and bakes in attic heat.

Three-story infill townhomes near Midtown, EaDo and Rice Military are the hardest. A stacked washer/dryer closet vents up an interior chase. You cannot see the chase. Access is from the roof or not at all.

Frequently Asked Questions

My upstairs laundry takes forever to dry a load — is that the vent or the dryer?

In the two-story subdivisions off Beltway 8, it's usually the vent. Those houses put the laundry room on the second floor and run the duct 25 to 40 feet through the attic to a roof jack, often with a couple of elbows to get around framing. That's a long, mostly horizontal path, and lint settles in it instead of blowing out. Add Gulf humidity to the exhaust air and the lint packs down damp rather than drifting loose. If your dryer is heating fine but a towel load needs two or three cycles, the duct is the first thing to check, not the appliance.

I'm in a three-story townhome near EaDo with the washer and dryer stacked in a closet — how does that even get cleaned?

Those units vent up an interior chase from the second-floor closet, and the chase is usually not accessible from inside the house. We work it from both ends: pull the stacked units forward far enough to reach the transition and the duct opening behind them, then run a rotary brush up the chase from below, with the exterior termination handled from outside or from the roof depending on how the builder finished it. The tight part is the closet itself. There's often only a few inches of clearance behind the dryer, and the flex transition back there is frequently crushed. We'll tell you if that's what we find.
